The honest breakdown

Assumptions you can change ›
How to read this. The renter invests the same day-one cash as the buyer spends, plus any month in which renting is cheaper than buying, using the return you choose. The buyer builds equity and is assumed to sell at the end. Results are scenarios, not forecasts: returns and home-price growth are not guaranteed, and this simplified model excludes income-tax effects, capital-gains tax, rent deposits, brokerage and renovation. Change every assumption before relying on the comparison.
